How Much Does It Cost to Build an ADU in Los Angeles? (2026)
By Matthew Paetz, Vera Home · Last verified: October 28, 2026
The short answer
In Los Angeles County in 2026, most published estimates cluster around:
- Garage conversion: roughly $90,000–$220,000
- New detached ADU: roughly $200,000–$400,000+
- Prefab ADU, all-in: roughly $170,000–$335,000
Anyone who gives you one number without asking about your lot, your plans, and your finishes is guessing. Here's what actually drives the price.
Cost by project type
Garage conversion ($90K–$220K). The cheapest path because the structure already exists. A 400–500 sq ft conversion typically lands $90K–$180K; complex ones (structural work, new utilities, detached garages far from the main panel) push past $200K. You still need a full building permit and Title 24 energy compliance.
New detached ADU ($200K–$400K+). The most common project, and the widest range. Builder-reported figures run $300–$500 per square foot, which is why a modest 800 sq ft unit can easily pass $300K once site work and finishes are counted.
Prefab / manufactured ($170K–$335K all-in). The factory unit itself is 10–20% cheaper than site-built, but the all-in gap narrows to 5–15% once you add foundation, delivery, crane ($5K–$20K), utility connections, and permits. Anyone quoting you the unit price as the project price is leaving out a third of the budget.
Attached ADU and JADU fall between conversions and detached, less site work than detached, more construction than a simple conversion.
Where the money actually goes
Soft costs: $15K–$35K. Design and engineering, Title 24 energy reports, permits, school district fees, utility hookup fees. These exist before a single wall goes up.
The surprise line items homeowners mention most:
- Sewer and water extensions: $5,000–$20,000 (long runs to the street get expensive fast)
- Electrical panel upgrade: $4,000–$12,000
- Soil and survey work on hillside or infill lots
Contingency: 10–15%. Every experienced builder we track recommends it. Older homes and hillside lots find things. That's not pessimism, it's arithmetic.
Two traps to avoid
The per-square-foot trap. Small units cost more per square foot than big ones. A bathroom, a kitchen, and a utility connection cost nearly the same whether the unit is 400 or 1,200 sq ft. Comparing $/sq ft across different sizes will mislead you.
The permit-valuation trap. LA City's median declared ADU permit valuation in 2026 is about $72,000, but permit valuations routinely understate true costs (they exclude design, fees, financing, and finishes). A June 2026 permit-level analysis by ADUscale put true detached-ADU costs near $250,000. If a number looks too good, check whether it's a valuation or a real invoice.
The "$45,000 ADU" myth
You've probably seen the videos. They're real projects, but they're owner-builder garage conversions where the owner's own labor isn't counted. That's not a price you can hire. Treat viral cost claims the way you'd treat a fish story: entertaining, not a budget.
How to budget it
- Start from the ranges above for your project type.
- Add soft costs ($15K–$35K) and a 10–15% contingency.
- Get three itemized bids, and make sure each one includes utilities, permits, and finishes, not just the structure.
