Do I need fire sprinklers in my ADU?

Here is the rule, straight from California's ADU law as summarized in the state's own ADU handbook: your ADU only needs fire sprinklers if fire sprinklers are required for your main house. If your home was built before sprinkler requirements took effect (most SFV homes were), your ADU does not need them. Building an ADU also cannot trigger a requirement to retrofit sprinklers into your existing house.
The myth that will not die is that being in a fire hazard zone means mandatory sprinklers. It does not. The Very High Fire Hazard Severity Zone changes real things about your project, but the sprinkler decision is not one of them. You will hear the wrong version from neighbors, forums, and occasionally from contractors. The law says what it says.
What a fire zone actually changes: brush clearance and construction materials. Inside LA's Very High Fire Hazard Severity Zone, LAFD requires vegetation clearance up to 200 feet around structures, which is stricter than the state's 100 foot baseline, and it is an every-year obligation, not a one-time cleanup. New construction in the zone also builds to ignition-resistant standards, which your contractor should be pricing from the first bid, not discovering in plan check.
Why this matters for your budget: a sprinkler system priced into a bid that does not legally require one is real money, and a fire-zone bid that ignores ignition-resistant construction is a change order waiting to happen. Either error means the bidder does not know the local rules well enough.
